A Te Atatu Peninsula four-lot development has kept us at Barry Satchell Consultants challenged, and very busy. We have been fortunate to be involved with this project from start to finish, providing services to assist with the transformation of an 800m2 site, containing a single rundown 1960's home, into four brand new dwellings, each now holding their own separate freehold titles. See the photos to view the sites transformation.
The services provided included Surveying, Planning, Civil Engineering, and Resource Consent Management, with the full list of services provided including:
Topographical Survey
Concept Scheme and Drainage Plans
Flood Risk Assessment Report
Overland Flow Path Design
Survey Certification
Detention Tank Report
Prepare Scheme Plan
Public Civil Drainage Design
Planning investigation
Prepare and submit Resource Consent
Monitoring of Civil Works During Construction
As Built of all works and CCTV
Land Transfer Survey
Compilation of 224 and Title Creation
Project administration
Some of the more challenging aspects on this project included:
Gaining planning approval for four large dwellings on the site, due to the impervious area and building coverage standards
Successfully obtaining neighboring approval to access their property for public drainage connections as there was no public connection available within the development site.
The diversion of an overland flow path to provide more space to construct dwellings and
The final certification of the constructed civil works.
We are very proud of delivering another successful project, and enjoyed working with this very motivated and pleasant client.
